The process of having your home or commercial development designed and built can be daunting, particularly if it is your first venture. However, there are a few things you should do before anything else to avoid excessive stress and potential problems:

Getting Started

Step 1

Upon receiving your enquiry, MHBD will make an appointment to visit your home/site address to determine the scope of works and expected fee for your project.

For new homes, an appointment will be made for you to visit MHBD, at which time all details will be discussed. You will then be given an “Information for Clients” leaflet and a form to complete, setting out relevant details and the basic nature of work you wish to be performed.  When the completed form is received, MHBD will send you a Building Designers’ Association of Queensland (BDAQ) Contract of Engagement, which sets out MHBD fees and formalizes the details as discussed and agreed upon at the initial meeting. If the fee and all other details are acceptable, you are asked to sign and return the contract to MHBD, together with the deposit (normally 25%), as stated on the contract.

Sketches

The sketch design is the basic concept drawing of your project. It co ntains little detail but outlines the fundamental design encompassed by the project, as per your instructions.

These drawings are not suitable for builder pricing or council application purposes. They can, however, be used for town planning application purposes before commencing working drawings.

Working Drawings

Step 3

Working Drawings

Working, or construction, drawings are the final document required for building certification and approval.

They contain the design detail necessary for builder pricing, and are read in conjunction with other consultants’ documentation as required.  On completion of the working drawings you will be notified and informed of all fees remaining.
